RENTAL TERMS FOR MINIVILLA RIVIERA 

  1. FORMATION OF THE CONTRACT 

– A contract is formed between the renter and the landlord when the rental terms are deemed accepted and the reservation fee is paid the reservation fee is €100–300 depending on the rental duration 

– Rent is paid via an invoice sent to the email address initially you will receive a reservation invoice and approximately one week before the start of the rental period we will send the final invoice for the rental 

– If the reservation fee is not paid by the due date we consider it canceled rental invoices must be paid in full before the rental begins 

– The cottage is intended for use by a maximum of the number of persons (max 4 persons) mentioned on the booking site if the number of persons exceeds this the landlord has the right to remove the extra persons from the premises without prior notice 

  1. CANCELLATION OF RESERVATION 

– If the renter cancels the reservation more than 14 days before the start of the rental period we will refund the reservation fee in full 

– If the renter cancels the reservation less than 14 days before the start of the rental period we will charge 50% of the reservation fee 

– In the case of force majeure the landlord may cancel the reservation in this case the customer has the right to receive a full refund of the amount paid 

– The landlord has the right to terminate the rental agreement if it becomes evident that the renter is significantly violating the rental terms 

– If the reservation has to be interrupted due to disruptive behavior no payments will be refunded 

  1. STAYING AT THE PROPERTY

– Arrival at the property from 15:00 onwards 

– Departure from the property by 13:30 unless otherwise agreed

– If you have opted for final cleaning departure from the cottage must be by 12:00 

– The renter must take care of the cottage as if it were their own – Complaints and grievances must be addressed directly to the landlord during the stay as soon as the issue arises – The renter is always responsible for the cottage regardless of who uses the cottage or who has paid the rent 

– The renter is obligated to compensate for any damages to the cottage and its equipment as well as for any missing items 

– Departure from the cottage must take place at the agreed time – Early departure does not obligate the landlord to refund the pre-paid rental fee to the renter 

– There are neighbors near the cottage they must be respected especially between 22:00 and 08:00 during which time noise and playing music outdoors is prohibited 

– Please note that the toilet at the cottage is located in the sauna dressing room accessible from outside (a few steps) the toilet bowl is discolored brown inside due to previous well water (ring well) 

– There is outdoor surveillance at the cottage (2 cameras) the camera facing the cottage is turned off when the renter is staying at the property the camera facing the road is always on (24/7) this ensures that no uninvited guests visit the cottage 

– Indoors there is a Verisure camera that only takes pictures in case of a burglary alarm or fire alarm 

  1. LINEN AND EQUIPMENT 

– The cottage is rented furnished indoor furniture must not be taken outside kitchen and dining utensils dining cutlery mattresses duvets and pillows are included in the rental price firewood gas grill (gas) rowing boat and cleaning supplies are also included additionally a mini hair dryer and hair straightener are available the rent does not include soap or other hygiene products the renter also has access to WIFI the password can be found on the back of the router

In the kitchen you will find: 

– Coffee maker 

– Electric kettle 

– Two stovetops 

– Oven 

– Microwave oven 

Sleeping arrangements: 

– Downstairs sofa bed 120 cm 

– Upstairs double bed 160 cm and 2 guest beds 90 cm 

– Separate building “Peikonpesä” guest house with a 180 cm wide bed 

Bring with you to the cottage: 

– Drinking water (water does flow indoors but 

we cannot guarantee its drinkability borehole installed 12/20) 

– Bed linen 

– Towels including a small hand towel for the kitchen 

– Sauna seat cover or similar 

– Toiletries (shampoo conditioner shower gel) 

– Toilet paper and kitchen paper 

– Equipment and supplies have been acquired to enhance comfort if any of the mentioned items are missing or not functioning please inform us thank you 

– Also if you accidentally break something it would be good to let us know 

  1. GUESTHOUSE “RIVIERA” 

– Please do not enter the guesthouse with shoes on 

– Eating and drinking inside the guesthouse should also be avoided

– The guesthouse has a “panel” heating system please do not place clothes or other items near it for fire safety reasons 

  1. TUPAKOINTI JA LEMMIKIT 

– Smoking indoors at the cottage is prohibited cigarette butts must be disposed of in the trash and must not be thrown on the yard 

– Pets are allowed in certain cases bringing a pet must always be agreed upon in advance a fee of €20 per reservation is charged for pets please clean up after your pet in the yard 

  1. CARAVANS/CARS 

– Placing caravans on the cottage property without separate permission is prohibited 

  1. OUTDOOR HOT TUB 

– Please shower and wash with soap before entering the hot tub to keep the water clean also if coming from the sauna please shower before entering the hot tub thank you 

  1. CLEANING 

– The renter is responsible for cleaning the cottage during the stay and at the end of the rental period unless otherwise agreed upon at the time of booking – If you have opted for final cleaning we will charge €90 this does not include collecting empty bottles/cans from the cottage and its surroundings or cleaning up various bodily fluids these must be handled by the renter themselves or an additional fee will be charged for their cleaning

Ensure the following if cleaning yourself: 

– Wipe surfaces and tables 

– Wash dishes 

– Take out the trash 

– Empty the refrigerator of food 

– Empty the ashes and place new firewood for the next renter 

– Vacuum and mop the floors 

– Clean the toilet 

– Return items and furniture to their original places 

– Take empty bottles/cans with you 

– Ensure that cleaning products for the hot tub are used separate instructions will be provided by the landlord 

– If cleaning has not been properly completed at the end of the rental period and the landlord has to take care of it before the next customer arrives the landlord has the right to charge a minimum cleaning fee of €90 

If you have opted for final cleaning please ensure the following: 

– Wash dishes 

– Return furniture to their original places 

– Take out the trash 

– Take empty bottles/cans with you 

– Empty the refrigerator 

  1. WASTE MANAGEMENT 

– Waste can be placed in the trash bin located immediately upon turning into the cottage driveway
